Cracked Flue Tiles: Repair or Reline?
Updated: 3 hours ago
For most chimneys, the repair for cracked flue tiles is a new liner. The tiles are built into the masonry, so they cannot be swapped out one at a time. Relining restores a continuous, sealed flue inside the chimney you already have, with no demolition.
WHY TILES CRACK
Most chimneys in the Gallatin Valley are lined with terra cotta tile. It is a good material, and it does not last forever. Heat cycling, freeze-thaw, water and the occasional chimney fire crack it. We find this constantly during inspections, and it is the single most consequential defect we report.
WHY A CRACK MATTERS
The liner is the only thing standing between the fire and the rest of your building. Once a tile is cracked, the flue no longer contains what it is supposed to contain. Heat and combustion gases reach places they were never meant to reach, including occupied rooms. This is a safety problem, not a cosmetic one.
HOW YOU FIND OUT
Some signs show up in the house: pieces of tile in the firebox or at the cleanout, white staining or damp patches on the chimney, crumbling mortar, or smoke and odor in the room. Draft problems that were not there before are another clue. Most of the damage, though, is only visible on camera, from inside the flue.
WHEN TO HAVE THE FLUE CHECKED
A Level 2 inspection is the camera inspection that finds liner damage. The NFPA 211 standard calls for one when a property is sold, when the appliance or fuel changes, and after a chimney fire or another event that could have damaged the chimney. It is also the right call any time you see the signs above.
YOUR OPTIONS
Replacing individual tiles is rarely practical, because they sit inside the chimney and cannot be reached without taking the masonry apart. Rebuilding the chimney makes sense only when the masonry itself is failing on the outside. For everything else, relining is the repair.
There are two ways to reline, and we do both. A wood-burning fireplace or stove gets a stainless steel liner, which is built for the heat of a wood fire. A gas or oil fired boiler or furnace is where the FuranFlex composite liner fits, because it follows bends and retains nearly the full area of the flue. Read FuranFlex vs. stainless steel for how we choose.
CAN YOU KEEP USING IT?
Our advice is to stop using a fireplace or appliance with a cracked liner until it is repaired. Most liner jobs are one day on site, so the wait is usually short.
BOOK A CAMERA INSPECTION
A Level 2 inspection is $600. We inspect the flue with a camera, measure it, photograph what we find, and give you a written recommendation and a firm price. If the liner is sound, we will tell you that too. After the assessment is complete, you will be provided a multi-page industry standard report.
